The Challenge
Complex building with different usage patterns - retail spaces with high footfall and internal gains, plus office spaces above. Each use required different TM52 assessment approach. Developer needed evidence for planning condition and BREEAM Very Good rating.
Our Solution
Separate TM52 assessments for retail and office zones using appropriate occupancy profiles and comfort criteria. Modeled high internal gains from retail lighting and equipment. Designed hybrid ventilation strategy: natural ventilation for offices, mechanical for retail spaces.
Results
Achieved TM52 compliance for all zones, satisfying planning condition and contributing to BREEAM Very Good. Office spaces passed with natural ventilation, retail required mechanical cooling as expected. Our analysis informed efficient HVAC system design, optimizing capital and operational costs.
